* **Property Access and Shared Spaces The tenant will enjoy exclusive, private access to the entire upstairs portion of the property. The downstairs living areas and the gym facilities are shared spaces, accessible by both the tenant and the property owner. * **Utility Caps and Overages Standard utilities (wifi, electric, and water) are included in the monthly rent. However, a monthly utility allowance cap is set at $125 for electricity and $100 for water. Any consumption costs exceeding these individual caps will be billed to the tenant and are due immediately with the following month's rent payment. Copies of the utility statements will be provided upon request. * **Pet Policy Due to the permanent residency of three dogs on-site, this property cannot accommodate additional pets. To maintain a safe environment for all animals and residents, no outside pets are permitted on the property at any time. * **Parking Allocation Dedicated off-street parking is available for up to two (2) tenant vehicles. * **Rent Schedule and Late Fees Rent is due in full on the 3rd day of each calendar month. Payments received after the due date will incur a late fee of $25 per day until the balance is paid in full. * **Mandatory Maintenance Visits To maintain the property's mechanical integrity, mandatory monthly maintenance visits are required for HVAC filter replacement and preventative systems checks. The landlord will provide advanced notice to schedule these visits at a mutually agreeable time that accommodates the tenant's schedule preference. * **Gym Access and Common Areas Access to the on-site gym is a privilege provided at the discretion of the property owner. The landlord reserves the right to temporarily or permanently revoke gym access due to rule violations, maintenance needs, or safety concerns. **Breach of Contract Clause** The lease can be terminated at any time if the tenant breaches contract: failure to pay, property damage, disregard for house rules, etc... may be grounds for a 30 day notice to vacate the property without any refund of monthly dues or security deposits. **Guest Policy** Overnight guests are permitted for a maximum of 3 consecutive nights and no more than 6 nights total per month, unless otherwise approved in writing by the landlord. **Quiet Hours To ensure mutual comfort, quiet hours are observed from 10:00 PM to 7:00 AM daily. **Security Deposit The security deposit is equal to one months rent and will be used to cover any damages beyond normal wear and tear that may ensue during your stay. The deposit will be returned or documentation will be provided regarding lack of return within 30 days of tenant move-out day. **Gym Liability Waiver By renting this property and using the gym, the tenant and their guests agree to use the equipment at their own risk and holds the landlord harmless for any injuries sustained.
