Renter is responsible for obtaining home renters insurance. The house is insured but for the homeowners only. The deposit will be refunded upon move-out as long as the house has NOT been damaged in any way. If any repairs are needed, the deposit will not be refunded. No pets unless it's approved by the community and landlords. There will be a higher deposit due to the possibility of pets damaging the inside of the home. Again, the deposit will be refunded as long as the house is not damaged by the renters & pets. If the flooring or walls are damaged, we are to be made aware immediately for repairs to avoid further issues. If damages exceed the deposit, renters will be responsible for any additional costs. Legal action will be pursued if renters do not abide by the rules placed upon signing the contract including responsibility for additional costs for damages. Absolutely no smoking inside of the home. 12 month lease at minimum. Background check is required at your own cost. 3 parking spaces available for the home- fees are included in the rent. Renters are responsible for all utilities with the exception of internet, sewer and garbage fees. Home includes two trash cans that are picked up twice a week. All maintenance needed for the home will be done by landlord unless it has to do with sewage. If you clog the pipes, you are responsible for the sewage fee. It could be thousands so please follow all rules in the contract, especially the ones regarding sewage. Yard work must be done according to HOA rules- lawnmower and weed eater will be provided by landlord and will remain on the property during the duration of the rental.
