Lease terms

1. Essential Identification: Full legal names of all adult tenants, the landlord/property manager, and any co-signers. Including all adults ensures each person is legally responsible for the full rent and lease terms. Property Details: 3516 Kind Edward Way Dayton, OH 45 Lease Term: One year 2. Rent Payment: $2400 the due 1st of each month. Acceptable payment methods are checks and debit card. Payments are to be sent to Realty One Group Emerald Solutions. Utilities: Residents are responsible for paying water, gas, sewage, electric, and garbage. Pets Deposit: $300 per pet. Grace Period: 3 Days after rent is overdue. Late Fees: If rent is not paid during the grace period, a $100 late fee will be charged. Returned checks: A $50 fee Security Deposit: $2400 held at Realty One Group Emerald Solutions. Security deposit deductions will be applied in the event of unpaid rent, damages beyond normal wear and tear. Ohio law states that an itemized list of deductions and remaining security deposit will be returned and within 30 days after move-out. 3. Occupancy Limits: Only authorized residents listed on the lease are permitted to reside in the unit. Use of Premises: For residential purposes only Right of Entry: In Ohio, 24-hour notice is the standard expectation for non-emergency entry. Owners and Property Managers will conduct inspections 30 days after move-in date and on a biannual (6-month) basis to ensure proper use of the property. Maintenance & Alterations: It is the resident's duty to keep the unit clean and sanitary. Any structural changes (painting, drilling, or renovations) must be authorized by the owner in writting. 4.
