This rental is smoke free. HOA is included with rent (trash, water, landscaping, exterior maintenance, streets). Renter pays for electric, gas, cable, and internet (we are wired for AT&T Fiber). First month's rent and security deposit(s) are due at signing. Multiple payment forms accepted including Venmo, Zelle, and, Cash App. Contract length is a minimum of one year. Renters are subject to all HOA rules including, no parking inside the community, no open flames on deck or rooftop terrace (includes fire pit, charcoal grill), and trash/recycling containers can be out 24 hours before and after collection. No exterior or interior changes permitted without permission from owners. The tenant is required to maintain the premises in a clean and sanitary condition throughout the duration of the lease term. This includes, but is not limited to, regular cleaning of floors, countertops, appliances, and fixtures. The tenant is responsible for promptly addressing any spills, stains, or damages caused by their negligence. Regular and proper disposal of household waste is also the responsibility of the tenant. Furthermore, the tenant is expected to promptly report any maintenance issues or damages to the owners to ensure timely repairs and prevent further deterioration of the property. Failure to maintain the premises in a clean and acceptable condition may result in deductions from the security deposit at the end of the lease term.The owners reserve the right to conduct periodic inspections to assess the cleanliness and overall condition of the property. The tenant is encouraged to communicate with the owners if there are concerns or difficulties in meeting these cleanliness standards. We love our furry friends and want to ensure a harmonious living environment for all residents! As part of our pet-friendly policy, we kindly request the opportunity to meet your dog(s) before finalizing the lease agreement. A non-refundable deposit of $250 per dog (maximum of 2 dogs) is required.
