Terms at 3511 Jarvis Ave

1) WASHING MACHINE AND CLOTHES DRYER. It is the responsibility of Tenant to always use HE liquid washing machine detergent, and to clean the dryer lint trap after each load of laundry. If Tenant has any questions or concerns about the process Tenant is to notify Landlord for assistance. 2) HOUSE ALARM. Tenant may install a system and subscribe to an alarm monitoring company at Tenant's sole cost and expense. If Tenant chooses to have an alarm installed, Landlord will need the security code for emergency access. 3) PERSONAL PROPERTY. The following Personal Property is included with this Lease Agreement: - Washing machine - Clothes dryer - Refrigerator - Microwave oven - Window coverings 4) Beyond 30 days from lease commencement, tenant shall be responsible for 'used based' repairs, (i.e clogged sink drain), and replacement of consumable items (i.e light bulbs, air filters,etc). Inside the first 30 days of lease term, landlord will bear expense for repairs/replacement of this nature. 5) Tenant will furnish a copy of the renter's insurance within 7 days of execution of this lease.
