Tenant(s) selection criteria may include factors such as criminal history, credit history, current income and rental history. A $2000 deposit is required prior to taking occupancy. Additional deposits are incurred for pets- see below. Damages identified will be charged against the deposit. Tenant(s) agree to pay for repair of damages exceeding the deposit. Tenant(s) are encouraged to purchase renters insurance. Smoking of any substance is not permitted inside the property. Tenant(s) responsible for all utilities including gas, electricity and water, as well as any tenant-contracted digital services such as security monitoring, phone, internet and/or cable/satellite. Up to 2 small pets (up to 20lbs) are permitted. Tenant(s) with pet(s) incur an additional $1000 pet partially-refundable fee. Cleaning and/or repair may include the replacement of carpet or hardwood flooring damaged by pet urine or feces. Property management periodically visits and inspects the property grounds and interior for maintenance and damages. Tenant(s) responsible for changing management-provided air filters on the first day of each month. Contracted HVAC services periodically (twice annually), inspect the HVAC unit (condenser, air handler, thermostat). Owners ensure timely coordination with Tenant(s) for service personnel access to the property. Contracted pest control services periodically (every other month). Owners ensure timely coordination with Tenant(s) for service personnel access to the property. Tenant(s) responsible for immediately reporting (within 24 hours), any/all damages or inoperable items such as HVAC, appliances, faucets, fixtures, windows, doors, locks, etc.
