Lease terms

Lease Summary / Rental Terms Rent Amount and Due Date: Monthly rent is $3,100, due on the 1st day of each month. Security Deposit: A security deposit of $3,100 is required. The deposit will be returned within 30 days after move-out, less any lawful deductions for damages beyond normal wear and tear. Lease Duration: The lease term is one year. At the end of the lease term, renewal may be considered provided there are no major lease violations, complaints, or damages to the property. Utilities: Tenant is responsible for all utilities, including water, electricity, and gas, and must place the services in tenant's name. Maintenance Responsibilities: Tenant is responsible for routine maintenance, including changing light bulbs, maintaining the lawn, and keeping walkways clear of snow. Tenant must promptly report any major maintenance issues. Rules and Regulations: No pets are allowed. Smoking is prohibited inside the property. Quiet hours are from 10:00 PM to 7:00 AM. Entry and Privacy: Landlord may enter the property for maintenance, repairs, or inspections with at least 24 hours' notice, except in emergencies. Renewal and Termination: Tenant must provide at least 60 days' written notice before the lease end date if requesting renewal. Any termination must comply with the lease terms and applicable law. Rent Increases: Rent may be increased annually. Any increase will not exceed 5% per year, and tenant will receive at least 60 days' notice before the increase takes effect. Lease Violations: Violations of the lease terms, including non-payment of rent, unauthorized pets, smoking, property damage, or illegal activity, may result in termination of the lease and legal action. Illegal activity will be reported to the proper authorities.
