We are also working with our neighbors to maintain the quality of this neighborhood, making sure that everyone is safe and generally happy. We want to make sure that the rental units and the rest of the premises are not used for any unsafe and illegal activity. To this end, we have a thorough screening process. If you meet the application criteria and are accepted, you will have the opportunity to experience living in a community of people whose vision and values are in alignment with yours. You will also have the peace of mind of knowing that your fellow residents in this ecovillage are being screened with equal care and that the risk of unsafe and illegal activity in the area is greatly reduced, if not eliminated. Applicant Screening Criteria 1. Willingness to learn and have the ability to put into practice the goals and values of the ecovillage defined in the Annapurna Ecovillage mission and values statement. It is very important that you, as a resident, understand that you will be an integral part of the community; that any and all of your actions can and will have an effect on the whole community; that your active participation in the process to reach the goals of this community is vital. Therefore, your commitment to this criterion is essential when you apply. 2. Good housekeeping skills. This is equally important. We have endeavored to meticulously clean the unit to provide you with a comfortable and nurturing environment. Therefore, we expect you to maintain the same level of cleanliness. 3. A complete application. One for each adult (18 years of age or older). If a line is not filled in or an item is not explained satisfactorily, your application may be denied. 4. Rental history verifiable from unbiased sources. It is your responsibility to provide us with the information necessary to allow us to contact your past landlords. We reserve the right to deny your application if, after making a good faith effort, we are unable to verify your rental history If you owned, rather than rented, your previous home, you will need to furnish proof of title ownership or transfer. 5. Sufficient income. Applicant monthly income should be at least 2 times the combination of your monthly personal debt, utility costs, and rent. We must be able to verify independently the amount and stability of your income through pay stubs, employer/source contact, or tax records. If self-employed: business license, tax records, or a list of client references. 6. Cosigners are not allowed as an alternative to insufficient income. 7. Two pieces of I.D. must be shown. We require a photo I.D. (a driver's license or other government-issued photo identification card) and a second piece of I.D. as well (social security card, credit card, debit card, library card, etc.). Please photocopy these and attach to your completed application. 8. False information is grounds for denial of your application. You will be denied rental if you misrepresent any information on the application. If misrepresentations are found after a rental agreement is signed, your rental agreement will be terminated. 9. A history of criminal behavior may result in denial of your application. You will be denied rental if you have been engaged in, or convicted of, any type of crime that would be considered a serious threat to real property or to other residents' peaceful enjoyment of the premises, including the manufacture or distribution of a controlled substance. 10. Poor credit record (overdue accounts) may result in denial of your application. Occasional credit records showing payments within 5 to 14 days past due will be acceptable, provided you can justify the circumstances. Records showing payments past 30 days are not acceptable. 11. Certain court judgments may result in denial of your application. If in the last 2 years, you have had unpaid collections, a court-ordered eviction on you, or any judgment against you for financial delinquency, your application may be denied. This restriction may be waived if there is no more than one instance and the circumstances can be justified 12. Poor references from previous landlords may result in denial of your application. You will be denied rental if previous landlords report significant levels of noncompliance activity, including but not limited to: Repeated disturbance of the neighbors' peace. Gambling, prostitution, drug dealing, or drug manufacturing. Damage to the property beyond normal wear. Violence or threats against landlords, other tenants, or neighbors. Allowing persons not on the rental agreement to reside on the premises. Failure to give proper notice when vacating the property. 13. There is a $50 application fee per applicant. 14. We will require up to 7 days to process an application. Rental Agreement If you are accepted, you will be required to sign a rental agreement in which you will agree to abide by the rules/policies of the rental unit or complex. A complete copy of our rental agreement is available for anyone who would like to review it. Please read the rental agreement carefully, as we take each part of the agreement seriously. For example, along with many other requirements, the rental agreement: Requires recycling of all recyclable items, reuse of household items by donating them to charities, and composting of all household organic matter such as food scraps, pruning from plants and yard debris. Only non-recyclable items may be put in the landfill dumpster. A minimum of 1 hour per month of community work participation is required. A minimum of 4 meetings and/or social event attendance is required in a year. Required membership to Kailash googlegroups Allows only those people listed on the rental agreement to live in the unit; Does not permit subleasing; Does not allow undue disturbance of the neighbors; Forbids illegal drug use, sale, growth, or manufacture on the property; Does not allow waterbed; Does not accept smokers. The rental agreement and rental addenda have been carefully written to promote the goals of this community, to prevent unsafe and illegal activity from disturbing the peace of our residents, and to ensure that they are given the best housing and environment we can possibly provide.
