Lease terms

Rental Terms * Tenant pays all utilities, including water, sewer, garbage, and electricity. * $48 RHAWA application fee/screening report per applicant (Zillow applications are not accepted). * In-person tour required prior to applying. * Pet rent: $42/month per pet, if applicable. * $360 nonrefundable cleaning fee. * No smoking inside the home. * One designated parking space is located directly in front of the house. * Renters insurance is required. Proof of coverage must be provided prior to lease signing. Minimum Screening Requirements Employment Verification * Copy of the three most recent pay stubs. * Self-employed applicants must provide three months of bank statements and the two most recent years of signed tax returns. Income & Credit * Minimum gross income of 3x the monthly rent. * Debt-to-income ratio not to exceed 30%. * Minimum credit score of 710. * Applicants must demonstrate a history of responsible financial management. A pattern of delinquent payments may result in denial. Rental Screening * First month's rent, security deposit, and cleaning fee due at lease signing. * Pets considered on a case-by-case basis. Rental History * References from previous landlords are required. * Applicants must demonstrate a history of meeting rental or mortgage obligations, maintaining prior residences in good condition, and not having a pattern of complaints from neighbors. * Must pass a sex offender screening. * One-year lease.
