A separate completed application for every person age 18 or older Valid government-issued ID and Social Security number Three most recent pay stubs and any other requested income documents Rental history and landlord verification Completed and signed application forms Key Approval Standards Stable, verifiable income and employment Household income of about 3x the monthly rent, after considering certain existing housing and auto obligations Minimum credit score of 660 No past evictions or eviction filings within the last 5 years No open rental collections No criminal convictions More than 3 late rent payments in the last 12 months may result in denial Recent bankruptcies, unresolved derogatory accounts, or incomplete Guarantors, if accepted, must have 4x the monthly rent in standalone income and a credit score of 750+ Security deposit must be paid within 24 hours of approval to hold the property Leases must be signed within 24 hours after issuance No pets. Tenant Pays for all Utilities Fee may be required for Community amenity access card Tenant is responsible for maintaining the front and back yard Refrigerator, washer, and dryer provided as a convenience only. Tenant must replace the HVAC air filter as required. No smoking, illegal drugs, trampolines, or water beds on the property.
