Lease terms

Utilities: Owner will cover water, sewer, and garbage services. Tenant is responsible for all other utilities, including gas and electricity. Pets: Pets may be permitted with prior approval. Additional pet deposit and monthly pet fee applies. Smoking Policy: This is a non-smoking property. Smoking is not permitted anywhere inside the home. Rent & Deposits: First month's rent and last month's rent are due at the time of lease signing. A security deposit of $2,000 is also required. Lease Term: Standard lease term is 6 months unless otherwise agreed upon in writing. Maintenance: Tenant agrees to maintain the property in good condition and promptly report any maintenance issues. Owner will handle major repairs not caused by tenant negligence. Use of Property: Property is to be used for residential purposes only. No subleasing or short-term rentals without written permission. Quiet Enjoyment: Tenant agrees to respect neighbors and maintain a peaceful environment, especially during evening hours. Landscaping & Outdoor Areas: Owner will provide front yard maintenance. Late Payments: Rent is due by the 1st of the month. Late fees will apply after the 5th. Termination: Early termination terms and notice requirements will be outlined in the full lease agreement.
