Lease terms

Lease Term 12-month lease provides stability, locks in your rent, and is one of the most common arrangements. Automatic month-to-month after term ends once the initial 12 months are over, the lease continues on a monthly basis unless either party ends it. Renewal & Extension After the 12-month term, the lease automatically converts to month-to-month. Either the landlord or tenant can extend or end the lease by giving 60 days' written notice. Pet Policy Negotiable Approval: Pets may be allowed depending on the breed and weight of the animal. Pre-Lease Disclosure: All pet details must be provided before signing the lease. Approval Requirements: If approved, the tenant must provide: A valid animal license from the city of residence. An up-to-date veterinary health report showing vaccinations and wellness status. Monthly Pet Fee: If approved by the owner, a $25 monthly pet fee will be added to the rent. No Smoking Policy Strictly Prohibited: Smoking of any kind (including cigarettes, cigars, vaping, and other tobacco or cannabis products) is not allowed inside the unit or anywhere within the building. Utilities & Services Resident Responsibility: Tenant is responsible for paying all utilities except those listed below. Owner Responsibility: Landlord will cover water, sewage, trash, recycling, landscaping, and snow removal.
