About the building

Spacious alcove studio condo in Murray Hill, 5th Floor, on 38th Street between Park and Madison Avenues. Prime location. Three or four blocks to Grand Central and subway. 436 sq ft. Available immediately. Minimum one-year lease. Serious inquiries only. Monthly rent $3,500. Tenant pays utilities except heat and hot water. Brand-new wooden floor throughout the apt, freshly painted walls. Large closet in living room. Separate dressing area with a large closet. Plenty of cabinets in kitchen. New fridge. The unit faces north over a quiet courtyard (not street facing), away from traffic noise. Large windows, plenty of natural light. No pets permitted under condo rules. 24-hour doorman, fitness room, new laundry room, storage (storage is for an extra fee), live-in super, elevator. One month security deposit. Separately, tenant pays all the fees charged by the condo related to the rental, included but not limited to $350 tenant application fee, $100 application initiation fee, fee to expedite the tenant application (optional), $110 credit check or consumer report fee, non-refundable $600 move in and $600 move out fee, refundable $500 move-in deposit and $500 move-out deposit. All to be paid up front when submitting the tenant application. Serious inquiries only. Please note that the tenant application process (for condo board's review) takes about 2-2.5 weeks. Such paperwork and the accompanying document submission is time-consuming, e.g. income and asset proof, employment letter, prior landlord, professional and personal references, guarantor (if any). An incomplete tenant application will result in a $200 resubmission fee and further delay the process. Such application process is standard with any Manhattan condo rental. If you don't have the time for the application, you may want to hire a NYC realtor on your own to help with the application (you pay the realtor). Tenant to provide mover's certificate of insurance (COI) when moving in and out, as required by all NYC condos. Not furnished. The pictures that show furniture have been virtually staged.
