The upper level features a bright living room, a dining area with seating for eight, and an open kitchen designed for shared meals and casual conversation. The kitchen supports everything from quick breakfasts to group dinners, while the coffee station helps start mornings on an easy note. The primary suite features a king bed, smart TV, and a private en-suite bathroom with dual sinks and a tub/shower combo. Two additional bedrooms include a queen bed and a full-over-full bunk bed, each with a smart TV, and share a second full bathroom with a tub/shower combo. Downstairs, the fourth bedroom offers a queen bed and easy access to the half bathroom on that level. The lower level is a favorite gathering spot during cooler months, featuring a game room with a pool table, Pac-Man arcade, record player, smart TV, and comfortable seating, making it ideal for movie nights or relaxed evenings together. A washer and dryer are also available for guest use on this level.

There are no parties allowed, and any violation will result in termination of the reservation without a refund, plus additional cleaning and damage fees. Noise should be kept to a minimum, especially outside, with quiet hours observed from 10 PM to 8 AM. Excessive noise may result in a $500 fine. Smoking is not allowed inside the house, with a $500 fine for violation; smoking outside is permitted. Underage drinking or drug use, parties or large gatherings, and unauthorized guests are strictly prohibited. Confetti, glitter, water beads, balloons, or tiny plastic/glass/metal pieces are not allowed. Guests are responsible for refilling the propane tank if needed for the grill, and for bringing their own charcoal if it's a charcoal grill. A maximum of 2 dogs are allowed for a $125 flat fee, with requests for a 3rd or 4th dog subject to approval and an additional $100. Dogs must be disclosed and approved in writing before your stay; undisclosed pets will result in a $150 fee and may lead to cancellation without refund. Cats are not allowed. Kids under 14 must be supervised by an adult in the pool or backyard, and anyone under 18 who can't swim must be watched closely. Pets are not allowed in the pool. Pool heating is available at $75 per day, which applies to each night of your entire stay. A $250 fine applies for hot tub cleanliness issues. Guests are required to shower with soap and water before entering the hot tub. Limit hot tub use to 15-minute intervals for sensitive skin and shower after use. Use beach towels, not bath towels, in the hot tub. Max occupancy for the hot tub is 7 guests. No unsupervised kids, diving, jumping, food, drink, glass, or smoking in the hot tub. Turn off the jets after use and always cover the hot tub. Do not turn off the hot tub; only turn off the jets. The temperature should remain at 100F when not in use. Do not add any chemicals, chlorine, bromine, essential oils, bath products, or hot tub scents without approval. Shoes should be removed indoors. A damage protection option is required for all reservations, processed through a third-party system prior to arrival, offering either a refundable security deposit or a non-refundable damage waiver.
