Lease terms

Core Lease Duration & Renewal Initial term Minimum 12 month lease required. Post lease structure Automatically converts to a Month to Month agreement upon completion of the initial term. Notice period Tenant must provide written 60 day notice prior to moving out, whether at the end of the 12 months or during the month to month phase. Upfront Fees & Financial Requirements Monthly rent $2,650 per month, due on the 1st of each month. Security deposit $2,650, fully refundable, held in escrow against property damage. Administrative fee One time, non refundable $75 account setup and lease preparation fee due upon approval. Application fee $0 (No fee to apply). Income requirement Household verifiable gross income must be at least 3x monthly rent ($7,950/month). Utilities, HOA, & Insurance Utilities 100% Tenant responsibility (electricity, gas, water, sewer, trash, internet). HOA dues 100% Landlord responsibility. Renter's insurance Mandatory. Tenant must maintain a policy with minimum $300,000 liability coverage. Landlord must be listed as Additional Insured and Beneficiary. Proof required before keys are issued. Pet Policies & Restrictions Approved pets Max of 2 cats or 2 small dogs (or combination not exceeding 2). Weight limits Strict "No Big Dogs" policy; dogs must be under 25 40 lbs. Pet fees One time, non refundable $450 pet fee due at move in, plus $75/month pet rent. Pet damage liability Pet fee does not cap liability. Tenant responsible for all damages exceeding fee. Parking & Property Restrictions Vehicle limit Maximum of 2 cars. Parking location Both vehicles must be parked on private driveway (outside garage). Garage usage Garage reserved as home gym; no vehicle parking allowed. Critical Protective Clauses Garage liability waiver Tenant uses gym equipment at own risk; landlord not liable for injuries. Driveway damage clause Tenant financially responsible for cleaning oil stains, fluid leaks, or tire marks. HOA violation pass through Tenant responsible for any HOA fines caused by their actions; billed as added rent. Rent due date & late fees Rent due on 1st. Late fee of 10% of rent (or $100) if unpaid by 5th at 11:59 PM. Pet damage beyond fee Explicitly states pet fee does not cap liability. Smoking Policy: No smoking indoors, in garage or within 10 feet of property
