**1. Lease Term** This Lease Agreement shall be for a fixed term of twelve (12) months, commencing on the agreed start date and ending on the corresponding date twelve (12) months thereafter. **2. Rent Payment** Monthly rent shall be due on the date specified in the lease agreement each month. Payments must be made in accordance with the methods approved by the Landlord. **3. Security Deposit & Move-In Costs** At the time of lease signing, Tenant shall pay: * The full security deposit (equal to one month's rent unless otherwise specified), and * The first month's rent. The security deposit will be held in accordance with applicable state laws and may be used to cover damages beyond normal wear and tear, unpaid rent, or other lease violations. **4. Utilities** Tenant is solely responsible for establishing and maintaining electric service in their name and for timely payment of all electric utility charges associated with the property. **5.
