THE HOME This sunny and very stylish modern home (built 10 years ago) is super unique with clean lines, extra high ceiling, oversized windows providing tons of sun and greenery, an open floor plan, awesome radiant heat, and generous storage. Living area opens with double doors directly onto the garden and yard. This special 675 sq ft home is behind the main house on a quiet street, and with friendly "co-housing-ish" neighbors. Washer/dryer, dishwasher, full kitchen and 4 closets/ storage areas are within the home. The living/kitchen area is surrounded by the garden and yard, and the cozy bedroom (10 by 8 1/2) features massive windows facing south and overlooks garden boxes. There's bike storage on the property as well. OUTDOORS: From your living room/kitchen, open the modern ceiling-height glass double doors to step out a grass backyard with hot tub, outdoor shower, and fruit trees, and a private area among the redwoods and bamboo. Several irrigated garden boxes ready to take over if you wish. Or head upstairs to the huge deck above with BBQ, sink, lights and heat. Per neighbor agreement, the outdoors have quiet hours after 10. WARM FLOORS! Wake up to a warm floor with radiant heat. This home shares NO air/ventilation with anyone else. COMMUNITY VISION - The "Co-housing-ish" setup of these homes is inspired by co-housing where peers enjoy the privacy of their own spaces (and kitchens) but stay in communication, share some resources (gardens, hot tub, often guest rooms), and try to be be friendly and find occasion to hang out. In the past we have also shared many meals, beers, and conversations. Some past co-residents have been social and engaging, others were more quiet/reserved and low-drama, and both of those worked well. A tiny house on property frequently is the home for "workaway guests" here from other countries, and who work on the yard, garden or on various upgrades or maintenancce. After some turnover (for family-related reasons) it's now for a new group to co-create, with the other current residents (two men- friends- in their 50s in one unit, plus two part-time kids; the other 2BR unit is TBD). THE NEIGHBORHOOD: Near Lake Merritt in the Adam's Point neighborhood, on a very quiet street yet only ~10 minutes walk from many restaurants, the lake, WholeFoods/TJoes, coffee, transit, library etc. (walk score 87). GARDEN: 4 huge garden boxes have irrigation that was installed and just needs a refresh - we're offering $50/mo discount for someone committed to making those bloom. (We've loved the garden in past, and miss it.) The property features a hot tub, many fruit trees (plum, kiwi, mulberry), a grassy area, large deck and bbq, a long driveway, and currently play equipment in the front yard. PREFER FURNISHED? Some furnishings are available, likely most of the essentials can be provided for loan. GUEST ROOMS are usually available as part of the co-housing-ish. PET FRIENDLY: We'd welcome a dog or dog-tolerant cat in this unit, possibly with a rent adjustment depending on the animal and impact (noise & wear/tear etc). START? Flexible. This unit is available from September 8th, but there's also a furnished 2BR available for sublet until then. 6 or 12 month lease, annually renewing but breakable anytime March to September. Utilities are currently $120/mo per person which includes shared internet, heat, electric, water, garbage and w/d hookups in this unit, plus access to another washer/dryer (up some stairs in a common area). DOWNSIDE This is not for those who are sound-sensitive. While it's normally very quiet, southe guest unit above does occasionally bleed down. Sound sleepers welcome! PARKING: Optional $100/mo for off-street parking, and on-street parking is plentiful especially by day. Long driveway with lots of occasional guest parking. Some shuffling may required (rarely in the past, but based on the car usage schedule). INTERESTED?
