Lease terms

Lease Terms: 12- month lease Move-In: Available August 15, 2026. Utilities: Residents are responsible for all utilities unless otherwise specified in the lease. Proof of utility account setup is required prior to move-in. Renter's Insurance: Proof of an active renter's insurance policy is required before occupancy and must be maintained throughout the lease term. Lawn Care & Pest Control: Residents may either enroll in the owner's optional lawn care and pest control services for an additional monthly fee or provide proof of service with a licensed provider. Pets: Pets are welcome! A $250 refundable pet deposit per pet applies. Large dogs are welcome. Breed restrictions are limited to those prohibited by the Bella Vista Trails HOA. Smoking: : Smoking, vaping, or the use of any combustible or electronic smoking products is prohibited anywhere on the property, including inside the home, garage, front yard, backyard, covered patio, driveway, and all exterior areas. Parking: No overnight street parking is permitted in accordance with Bella Vista Trails HOA rules. Garage and driveway parking are available. Application Requirements: All occupants 18 years and older must complete an application. Applicants are subject to credit, criminal background, income, rental history, and eviction screening. Income Requirement: Household gross monthly income should be at least three times the monthly rent, or applicants must otherwise demonstrate the ability to satisfy the lease obligations. Security Deposit: One month's rent (subject to application qualifications). HOA Compliance: Residents agree to comply with all Bella Vista Trails HOA rules and community guidelines throughout the lease term.
