Maintenance Responsibilities Tenant Responsibilities * Promptly report maintenance concerns. * Replace light bulbs, unclog minor drains, and maintain cleanliness of the property. Landlord Responsibilities * Major repairs involving plumbing, electrical, HVAC, and appliances unless damage is caused by tenant negligence. Trash & Recycling * Tenants must place trash and recycling in designated bins and place bins out on scheduled collection days. * Bulk trash or oversized item disposal is the responsibility of the tenant. * Trash bins must be stored properly and not left curbside outside collection days. Renter's Insurance * Tenant is required to maintain renter's insurance for personal property and liability coverage. Move-Out Procedures * Property must be returned in clean condition comparable to move-in condition. * Additional cleaning or damage charges may apply if excessive cleaning or repairs are needed. * All keys must be returned to the designated key ring at move-out. Lost or unreturned keys may result in replacement fees.
