Lease terms

Lease Term: * Lease begins: September 1, 2026 * Lease ends: August 31, 2027 * Total term: 12 months Monthly Rent: * $2,491 per month * Due on the 1st of each month * Payments made by electronic transfer or other agreed method Security Deposit: * $2,491 due before move-in * Refundable according to state law, less any lawful deductions Late Fees: * Rent not received by the 5th day of the month incurs a $75 late fee * Additional $10 per day thereafter, subject to applicable law Utilities: * Tenant pays: Electricity, internet, and cable HOA already included in monthly rent Landlord pays: water/sewer, and garbage disposal Occupancy: * No additional occupants without the landlord's written approval. Maintenance: * Tenant will keep the home clean and promptly report needed repairs. * Landlord is responsible for major structural repairs and maintenance of building systems unless damage is caused by the tenant. Lawn Care: * Covered by the HOA. * One dog under 50 pounds permitted with landlord approval, no other pets allowed. * Non-refundable pet fee: $125 * Monthly pet rent: $25 Smoking: * No smoking or vaping inside the home. Alterations: * No painting, remodeling, or permanent alterations without the landlord's written consent. Entry by Landlord: * Landlord may enter the property with reasonable notice, except in emergencies, as permitted by state law. Renewal: * Lease may renew on a month-to-month basis or under a new fixed-term agreement if both parties agree. Termination: * Tenant must provide at least 30 days' written notice before vacating, unless otherwise required by the lease or state law. Default: * Failure to pay rent or comply with the lease may result in termination and eviction proceedings in accordance with applicable law.
