Credit, background, eviction, and employment verification required for all applicants over 18. No prior evictions, landlord collections, or bankruptcies within recent years. Security deposit required pursuant to California law. Tenant responsible for utilities including gas, electricity, water, trash, internet, and cable unless otherwise specified. Rent due on the 1st of each month. Late fees apply for unpaid rent as permitted by California law. No smoking or vaping inside the property. Renter's insurance required during entire tenancy. Application fees of $ 50/per applicant. Pets subject to landlord approval. Additional pet terms and restrictions apply. No subleasing, short-term rentals, Airbnb, or unauthorized occupants. Tenant must comply with all community rules and parking regulations. Landscaping maintenance responsibilities may apply to tenant. Tenant required to promptly report water leaks, plumbing issues, mold, or maintenance concerns. Property to be professionally cleaned and returned in substantially same condition at move-out, ordinary wear and tear excepted.
