Lease terms

General Lease Terms 1. Lease term: 12-month standard. Shorter or longer terms considered case-by-case. 2. Security deposit: 1.5x monthly rent for applicants meeting standard screening criteria. 2x monthly rent for conditionally approved applicants (below-floor credit or income with otherwise strong file). Due at lease signing. 3. First month's rent: Full month's rent due prior to move-in, regardless of move-in date. If move-in is mid-month, the prorated balance is charged on the following month's rent using a 30-day divisor. 4. Utilities included in rent: Water, sewer, and trash. 5. Tenant-paid utilities: Gas (Spire) and electric (Ameren). Both must be placed in the tenant's name prior to move-in. 6. Yard care, snow removal, and salting: Tenant responsibility. For multi-unit buildings (2 to 4 units), we arrange a shared contractor and split the seasonal invoice equally among tenants. Tenants in single-family homes handle it directly. 7. Rent payment: Due on the 1st of each month, paid through PayNearMe (online or at participating retailers). Payment details provided after lease signing. 8. Pet policy: Pets considered case-by-case. $250 non-refundable pet fee at move-in, plus $25/month per pet. Certain breed restrictions apply per our insurance policy. ESAs accommodated under Fair Housing with valid provider documentation, no pet fees. 9. Housing Choice Vouchers: Accepted under our standard screening criteria. 10. Screening standards: Minimum 650 credit score, gross monthly income of at least 2.75x rent, no outstanding balances with Ameren or Spire, no active unpaid rental debt, no unsatisfied eviction judgments.
