1. TERM The lease term is for (6) months 2. RENT AND FEES a) Monthly rent of $[1350] is due on the 1st day of each month. b) Last month's rent of $[1350] is due at lease signing. c) Late fee of 10% of monthly rent will be charged if rent is not received by the due date. ( Have until the 3rd of each month to pay on the 5th day later fees will be added.) On the 8th day eviction notice will be sent out (You have until the 10th to get out and move your belongings d) Pet rent of $50 per month for each approved pet (maximum of one cat and one small dog). e) Security deposit of is due at lease signing. 3. UTILITIES AND SERVICES a) Landlord is responsible for: - Water service b) Tenant is responsible for: - Electricity - Internet - Cable/satellite TV - Trash removal - All other utilities not specified as Landlord's responsibility 4. INSURANCE a) Tenant must maintain renter's insurance throughout the lease term with minimum liability coverage of $100,000. b) Proof of insurance must be provided before move-in and upon renewal. 5. PET POLICY a) Maximum of two pets allowed: one (1) cat and one (1) small dog 12lbs b) Pet rent: $50 per month per pet. c) Pet deposit: $[250] dog deposit $[150] cat deposit (non refundable). d) All pets must be: - Licensed and vaccinated according to local laws - Spayed or neutered - House-trained e) Tenant is responsible for: - All pet damage to property - Cleaning up pet waste immediately - Controlling pet noise - Keeping pets leashed when outside 6. SMOKING POLICY a) No smoking of any kind is permitted anywhere on the property, including: - Inside the unit - Common areas - Balconies/patios - Within 25 feet of any building entrance b) Violation of smoking policy may result in lease termination. 7. PARKING a) Street parking only; no designated parking spaces provided. b) Tenant must comply with all local parking regulations. c) No vehicle maintenance or repairs permitted on property. 8. MAINTENANCE AND REPAIRS Tenant Responsibilities: a) Keep the premises clean and sanitary b) Proper disposal of garbage and waste c) Basic maintenance including: - Changing light bulbs - Replacing air filters monthly - Unclogging drains - Battery replacement in smoke/CO detectors d) Report any maintenance issues promptly to Landlord e) Pay for any repairs necessitated by Tenant negligence Landlord Responsibilities: a) Maintain structural components b) Major system repairs (plumbing, electrical, HVAC) c) Pest control (unless caused by Tenant) 9. INSPECTIONS a) Landlord will conduct monthly property inspections b) Tenant will be given 24-hour notice before each inspection c) Inspections will assess property condition and lease compliance
