Lease terms

Background information will be requested & required. Renter responsible for all utilities. No Pets. No Smoking. No Bamboo or Cactus plants outside. Renters will be required to present proof of renters insurance. Renters will be required to keep property and lawn neat and tidey based on property owners expectations. (requirements list to be included in final agreement process) No more than two vehicles to be parked outside of residence for extended periods unless the owner has been notified in advance & agrees to it. A set of house keys will be issued on the date the rental agreement begins and will be required to be returned at the ending date. Renters may only use water and vinegar on the hardwood floors to clean them. Any and all enhancements or renovations to this property will have to be approved by the landlord in advance, including paint colors, lighting fixtures and all kitchen and bath updates. Any maintenance on this property has to go thru the owner, no exceptions. And any issues of needed repairs must be brought to the owners attention immediately so they can be resolved in a timely manner. No loud parties or events. No outside signage will be allowed on property. The only flag approved to be displayed outside this home is the American Flag. A late fee will applied if rent payment is not paid on time - $50 per day until final payment is made. (NO EXCEPTIONS - I recommend direct deposit).
