What We Look for in an Applicant At Areht Homes, our screening process is designed to ensure long-term stability for both residents and the property. We take a holistic view of each application, looking beyond single data points to assess overall readiness for a successful tenancy. As part of the application process, we verify: - Credit history - Eviction history - Criminal background (as permitted by law) - Income and employment - Prior rental history No single factor determines approval. We evaluate the full financial and residency profile to ensure the home remains a calm, well-kept place to live for everyone. Please Do Not Apply If: - You are currently in an eviction process or have had an eviction within the past five (5) years. - You owe a balance to a current or former landlord, including unpaid rent, damages, or collections. - You intend to use the property for short-term rental or subleasing (e.g., Airbnb, Vrbo, or similar platforms). All Areht properties are for long-term residential use only. Only approved applicants listed on the lease may occupy the home. Lease Terms & Resident Essentials Lease Structure - Lease Length: 12 months preferred - Rent: $1,700 per month - Security Deposit: $1,700 Move-In Requirement: All rent and deposit funds are due in full at lease signing, prior to move-in. - Utilities & Services - Electricity & Water: Must be placed in the resident's name before move-in and remain active for the full lease term (verifiable per City of College Park requirements). - Gas: Billed monthly as a reimbursement through the landlord account; continuous payment required. - Internet / Security: Resident selects and maintains their own service. Insurance & Property Standards - Renter's Insurance: Required. Proof of an active policy must be provided before keys are released. Smoking & Drugs: Smoke-free and drug-free property. No illegal activity permitted. Pets: One (1) small dog under 40 lbs or one (1) cat allowed $40/month pet rent $250 non-refundable pet deposit Included Services - Trash service - Landscaping - Routine HVAC maintenance - Pest control These services are included to support a consistently well-maintained home environment.
