LEASE TERMS & PROPERTY RULES Lease Term: * Initial lease term shall be 12 months. Move-In Costs: * First month's rent, last month's rent, security deposit, and any applicable pet fees/rent are due prior to move-in and lease signing. Smoking Policy: * No smoking or vaping permitted inside the home, garage, or any enclosed area of the property. Utilities: * Tenant is responsible for all utilities associated with the property, including but not limited to electricity, water, sewer, trash, internet, cable, and any other applicable services. Pets: * Up to 3 dogs allowed with landlord approval. * No cats permitted. * Non-refundable pet fee and monthly pet rent apply. * Tenant is fully responsible for any pet-related damages to the property, flooring, yard, turf, fencing, landscaping, or interior finishes. Artificial Turf & Backyard Care: * Artificial turf must be properly maintained and kept clean at all times. * No storage sheds, metal items, grills, fire pits, machinery, trailers, or objects that may overheat in direct sunlight are permitted on the turf. * Tenant must promptly remove all pet waste from the backyard. * Tenant must remove leaves and debris from backyard/turf areas during fall season and as needed throughout tenancy. * Landlord may recommend a professional pet waste removal service if necessary. Front Yard Maintenance: * Tenant is responsible for maintaining the front yard in clean and orderly condition, including mowing, edging, weed prevention, watering (if applicable), and general upkeep. General Property Care: * Tenant shall maintain the property in clean, sanitary, and safe condition at all times. * Tenant is responsible for damages caused by tenant, occupants, guests, pets, negligence, misuse, or failure to properly maintain the property. * Tenant shall immediately report any maintenance issues, leaks, HVAC problems, plumbing issues, or safety concerns to landlord. Maintenance & Repairs: * All repair requests must be submitted to and approved by landlord prior to any work being performed. * Tenant shall not authorize repairs, modifications, installations, painting, alterations, or contractor work without prior written approval from landlord. * Unauthorized repairs or alterations may become tenant's financial responsibility. Alterations: * No painting, mounting, remodeling, satellite installations, flooring changes, or permanent modifications without landlord's written consent. Occupancy: * Only approved occupants listed on the lease may reside at the property. Guests or visitors are allowed short visits up to 14 days per calendar year. Parking: * Vehicles must be legally registered and operable. No vehicle repairs, inoperative vehicles, boats, RVs, or trailers stored on property without landlord approval. Noise & Conduct: * Tenant and guests shall not disturb neighbors or violate HOA/community rules if applicable. Renter's Insurance: * Tenant is required to maintain renter's insurance throughout lease term. Entry: * Landlord may enter property with proper notice as permitted under Texas law for inspections, repairs, emergencies, or showings. Default: * Failure to pay rent, maintain utilities, comply with lease terms, or properly care for the property may constitute lease default. Military Clause: * Military tenants may terminate lease early with qualifying PCS or deployment orders in accordance with applicable federal law.
