Lease terms

Rent: $1,925, due 1st day of the month. Late fees: $50 after 5 days. Deposit: $1,925, refundable per Utah law within 30 days with itemized deductions. Lawn mowing & maintenance fee $95/month. Renter is responsible for Utilities (Electricity, Gas, Water/Sewer/Trash) Lease Term: 12 months. Renewal at landlord discretion with notice. Occupancy: Limited to approved occupants only & in accordance with local occupancy code. Smoking/ Vaping: Not allowed Maintenance: Tenant keeps unit clean, reports issues promptly, and is responsible for damage beyond normal wear. Access: 24-hour notice for entry (except emergencies). Scheduled Quarterly Inspections. Storage shed located on premises is not included in the leased property unless rented separately. Use: Property is for residential use only. Application Accuracy: Approval based on submitted application. Any false, misleading, or omitted information is grounds for denial or lease termination. Liability: All tenants jointly responsible for rent, damages, and compliance. Violations: Nonpayment, unauthorized occupants/pets, damage, or lease violations may result in termination per Utah law. APPLICATION REQUIREMENTS Each applicant (18+) must: Submit a completed application via Zillow Rental Manager Provide valid government-issued ID Consent to credit, background, and eviction screening Pay applicable screening fee Incomplete applications will not be processed. 3. INCOME REQUIREMENTS Gross monthly household income must be at least 3x the monthly rent Verifiable income required via: Pay stubs (last 2 3) Tax returns (self-employed) Offer letter (if newly employed) Unverifiable income may result in denial. 4. EMPLOYMENT VERIFICATION Employment must be stable and verifiable We may contact employers directly using publicly listed company contact information 5. CREDIT CRITERIA Minimum credit score: 700 Credit evaluation considers: Payment history Debt load Collections, charge-offs, or bankruptcies Grounds for denial may include: Pattern of late payments Outstanding housing-related debt Recent bankruptcies (case-by-case) 6. RENTAL HISTORY Positive rental or ownership history required No evictions within the past 5 years No history of: Lease violations Property damage Non-payment of rent We may contact previous landlords (not just current). 7. CRIMINAL BACKGROUND We conduct background screening in compliance with HUD guidance. Applications may be denied for: Violent offenses Property damage-related crimes Drug manufacturing/distribution Sex offenses requiring registration Applications are processed in the order received. The first qualified applicant will be approved. All decisions are individualized and based on legitimate business risk.
