Lease terms

*Screening Criteria* 1. Verifiable household monthly income 3.5X rent; if not a household, each tenant's monthly income 2X rent - recent three months of paystubs or other proof of income 2. 700+ credit score and no negative remarks on credit history (large debts, collections, etc.) 3. Proof of current employment and proof of employment for the past 12 months - recent three months of paystubs - paystub for the end of last year - W-2 form for last year 4. Four months reserve (rent x 4) - checking/saving account statements - brokerage accounts or other liquid assets (counted as 70% of the total value) 5. No prior evictions, no notices of lease defaults within the past two years (unless the notice was rescinded and a letter verifying the rescission is supplied from landlord) 6. No bankruptcy in the past 3 years 7. Valid photo IDs 8. Resides at current address for a minimum of 9 months 9. Criminal convictions may result in disqualification to the extent permitted by the applicable laws 10. Ability to obtain renter's insurance 11. Background check report available 12. Contact information for current and prior landlords in the past two years. We reserve the right to verify rental history, and negative landlord references may result in denial. *Submit application 100% complete and accurate. Applications that do not meet all criteria will be denied. Groups of more than one applicant will not be considered until the complete application from all members of the group are submitted. *Lease Terms* - Lease start date: August 18, 2026 - Term: 12 months, then 6-month to 6-month (24 months lease available, rent guaranteed for the full term) - Renters pay all utilities (water, gas, electricity, garbage collection, sewer, cable, etc.) - Security deposit of $4000 and pet deposit (if applicable) due at signing - First and last month rent due 3 days before start date - Pet policy: Cats and small dogs are allowed with refundable pet deposit ($350 per pet). Large dogs are negotiable with additional deposit. - No smoking. - Renters responsible for daily maintenance of the property (indoor and outdoor) and minor repairs (e.g. change light bulbs, batteries, etc.)
