Minimum $100,000 liability coverage. * Application Requirements: * Credit score of 650+ preferred. * Monthly household income of at least 3x the monthly rent. * Stable employment and verifiable income. * Positive rental history. * No prior evictions within the last 7 years. * Background and credit screening required for all applicants 18 years or older. * Move-In Costs: * First month's rent * Security deposit * Any applicable pet fees * Late Rent Fee: $75 after the grace period, plus any additional fees permitted under Minnesota law. * Returned Payment Fee: $35
