Maintenance & Cleanliness: Tenants must report any maintenance issues to management promptly. The unit and common areas must be kept clean and free of clutter. Damages caused by tenants or their guests will be the tenant's responsibility. 4. Noise & Quiet Hours: No loud noise is permitted between 10 PM and 10 AM every day. Tenants must be mindful of their neighbors and avoid excessive noise at all times. 5. Guests: No overnight guests are allowed. All guests must exit the property by 10 PM and are not allowed on the premises between 10 PM and 10 AM. 6. Common Areas: Common areas such as the kitchenette, sitting area, and laundry facilities must be kept clean. Common areas are not to be used as living spaces by tenants or their guests. 7. Smoking & Substances: Smoking is prohibited in all areas of the property, including units, common spaces, and outdoor areas. The use or possession of illegal substances is strictly prohibited. 8. Pets: Absolutely no pets are allowed on the property. 9. Security & Safety: Tenants must keep doors and windows locked when leaving the unit. Tampering with security devices is strictly prohibited. Any tenant who touches, disables, or interferes with security cameras, locks, or other safety features will face immediate eviction and possible criminal investigation. Security features are installed for the protection of all residents. 10. Appliances & Utilities: All utilities, including high-speed internet, are included in the rent. Tenants must use utilities responsibly and avoid excessive usage. Appliances and fixtures must be used properly, and any issues should be reported immediately. 11. Parking: Parking is street only 12. Lease Termination: A 30-day written notice is required to terminate the lease. Early termination may result in penalties outlined in the lease agreement. 13. Inspections & Entry: Management reserves the right to inspect units with reasonable notice for maintenance or lease compliance. Emergency inspections may be conducted without notice if necessary. Owners have full access to common areas but will only enter individual rooms as governed by the lease agreement. 14. Legal Compliance: Tenants must comply with all local, state, and federal laws. Illegal activities, destruction of property, physical or verbal assault, or threats will result in immediate eviction and legal action. By signing this lease agreement, tenants acknowledge and agree to these rules. Failure to comply may result in eviction, fines, or loss of security deposit.
