PROHIBITIONS & RESPONSIBILITIES: No Smoking/Vaping: Smoking or vaping is not allowed inside the property under any circumstances. No Drugs: The use or possession of illegal drugs on the property is strictly prohibited. Animal Waste: Tenant is responsible for cleaning any animal waste from any portion of the property. If Landlord must arrange for its removal, costs will be deducted from the security deposit. Insurance: Tenants are responsible for obtaining renters' insurance. Landlord is not liable for any damage to Tenant's personal property. Renovations: Tenant shall not perform any renovations without written consent from Landlord. Approved renovations must be done by a Landlord-approved licensed contractor. Unauthorized renovations will be considered a breach of this Lease. Pest Control: Tenant is responsible for all pest control treatments except for termites. Tenant must ensure proper living conditions to prevent infestations. Cleanliness: The property must be maintained in clean, orderly conditions. No hoarding or practices causing potential harm to the property are allowed. Unauthorized Work: No reimbursements will be made for unauthorized work. Written and signed agreement from all parties is required prior to any work for which reimbursement is expected. Repairs: If Tenant fails to request repairs in a timely manner resulting in further damages, the Tenant will bear the repair costs. Presence During Repairs: Tenant's presence during repairs will not be compensated for missed work or any other personal costs. Left-behind Property: Any personal items left behind post the lease term will be disposed of at the Tenant's expense. Appliance Care: If appliances malfunction due to Tenant's abuse or neglect, repair or replacement costs will be borne by the Tenant. Emergencies: For domestic or personal emergencies, Tenants should contact the appropriate authorities. Landlord should only be contacted for property-related issues. No Subletting: Subletting is strictly prohibited. Any changes in living arrangements must be discussed and approved by the Landlord. Tenant is responsible for all utilities and services. If the Tenant terminates the Lease early, they shall be responsible for paying an early termination fee equivalent to two months' rent.
