Rent is $2,950/month. Security deposit is $2,950. First month's rent and security deposit due at signing via authorized electronic payment or certified funds. Application required prior to scheduling a private showing. Applicants must have verifiable income of at least 3x the monthly rent and will be subject to credit, background, and rental history screening. Landlord pays utilities (gas, electric, water, wifi and waste services). Utilities included for normal residential use only. Excessive usage beyond normal household averages may be billed to tenant. Dogs considered on approval. $300 refundable pet deposit per approved dog. No monthly pet rent. Tenant responsible for yard cleanup and any pet-related damage. No smoking or vaping permitted anywhere on the property. Attached 1-car garage with additional driveway parking available. Tenant responsible for snow removal from driveway and walkways. 12-month lease preferred. Conveniently located about 10 minutes from Joint Base Elmendorf-Richardson, making it a great option for military members. Only occupants listed on the lease may reside in the property. Guests staying longer than 20 days within a 12-month period must receive written approval from the landlord at least 30 days in advance. Tenant agrees to promptly notify landlord of any maintenance issues, leaks, heating problems, or damage to the property. Tenants are responsible for minor routine maintenance such as replacing light bulbs, maintaining cleanliness, and basic upkeep of the property. No alterations, painting, or installation of fixtures without prior written approval from landlord. Parking limited to garage and driveway spaces only. Vehicles must be registered with landlord. Repairs or improvements completed by tenants must receive prior written approval from landlord. Approved expenses may be reimbursed or credited toward rent at landlord's discretion.
