Large Room: $1,410 / month, Standard Room: $1,260 / month Tax: Hawaii General Excise Tax (GET) of 4.712% applies to all rates Lease Term: 12-month minimum. Occupancy: Rates cover up to 5 tenants. Each additional tenant is $200/month (7 tenants maximum). Utilities & AC Policy Included in Rent: Water, Electricity, and WIFI. Utility Overages: To encourage conservation, the tenant is responsible for costs exceeding these monthly caps: Electricity: Over $300 (Note: Solar panels keep typical bills very low). Water: Over $250. Air Conditioning: Tenants may install AC units for an additional $100/month per unit to cover increased energy usage. Maintenance & Tenant Responsibilities Tenants are expected to keep the unit in good condition, including: General Upkeep: Routine replacement of light bulbs, refrigerator water filters, and toilet flappers or valves. Plumbing & Repairs: Tenants are responsible for clearing plumbing stoppages and repairing any damage caused by themselves, family, or guests. Safety Devices: Smoke alarm batteries must be replaced as needed. Alarms must be functional at all times. Please notify the Landlord immediately if a unit is defective. Furniture & Appliances: All provided items must be maintained. Tenants are liable for the replacement costs of any items damaged, missing, or non-functional upon move-out. Conduct & Community Standards We maintain a peaceful environment for our downstairs neighbors and the surrounding community. The following rules are strictly enforced: Quiet Hours: 10:00 PM 8:00 AM. Please keep noise to a minimum at all times. Prohibited: No parties, organized events, or smoking anywhere on the premises. Strict Policies: Zero tolerance for drug use, drug dealing, or drunken and disorderly conduct. Immediate Termination: The rental agreement will be terminated immediately for behavior that is disruptive, threatening, or endangers the well-being of the property or residents.
