Lease Term: Minimum 12 months, HI GE tax: 4.712% $290 one-time deep cleaning fee, including pest control Covers one tenant, One additional tenant:+$200/month Utilities Electricity: you only pay if the total bill exceeds $300(Solar helps reduce electricity cost), Water & sewer: you pay only if over $250 Behavior & Rules Quiet hours: 10 PM 8 AM No parties or events, No loud music or disruptive behavior Landlord can terminate lease anytime if neighbors complain (this is quite strict) Smoking & Substances No smoking inside, but allowed outside No drugs at all (any suspicion = termination) No "drunken and disorderly" conduct Guests Max 7 days without approval After that: $20/day or $300/month per guest Maintenance Responsibilities: Place the trash and recycling bins at the curb the evening before collection day and return them after pickup, twice per week. Sweep the front yard once per week to help maintain the property's appearance. You handle small upkeep (light bulbs, filters, toilet parts, smoke alarm batteries) You're responsible for: Plumbing clogs Any damage caused by you or guests Keeping appliances/furniture in good condition Replacing damaged or missing items
