Lease terms

Payments are to be made using ACH. No other form of payment is accepted Renter is responsible for water, sewer, gas, and electricity in addition to the rent Smoking and pets are not allowed There will be a service fee of $50 payable in advance for any non-emergency call Signed lease is not effective until all security deposits, first/last month and prorated rent payments are paid Property is free of infestation, but tenant will pay for future treatments Water/sewer account will stay with the landlord and monthly invoices will be payable by the tenant along with and in addition to the rent Tenants will need to transfer Electric and Gas utilities to personal name and schedule appointment first with PECO and then with PGW to let them into the house on the first day of the lease. Until this is done there will be no electricity or gas in the house. PGW will not turn on gas if there is no electricity in the house PECO and PGW account numbers in tenants name must be furnished to Landlord
