Lease terms

This residential lease agreement establishes a standard 12-month tenancy, beginning on the specified move-in date and requiring a full 60-day written notice prior to expiration if either party intends to renew or vacate. The tenant agrees to pay the designated monthly rent on or before the first day of each calendar month. A mandatory 7-day grace period is provided, meaning no late fees will be assessed until the 8th calendar day of the month, at which point a one-time late fee not to exceed 5% ($142.50) of the past-due rent will be applied. Before taking possession, the tenant must pay the first month's rent and a refundable security deposit, which is strictly capped at a maximum of one month's rent and will be returned or itemized within 60 days of lease termination. Regarding utilities, the tenant is solely responsible for establishing and paying for all water consumption and gas/electric service charges, while the landlord will directly cover the costs of trash removal and sewage utilities. General yard maintenance, minor upkeep, snow removal, and strict adherence to the established pet policy are the responsibility of the tenant. Subletting the property is strictly prohibited without the landlord's express written consent. No smoking inside of the house, garage, or sheds.
