It's just a 7 minute walk to all the restaurants, shops, and microbreweries on University Avenue. Plus, there's not another apartment building in sight in this neighborhood of small Craftsman and Spanish style houses.
LAUNDRY: There is no in-unit laundry, but it's really not a big deal. The laundry room is shared with just a few other units, and it's just a few steps around the corner.
PARKING: In addition to the garage parking space, there's lots of available street parking. This quiet residential neighborhood with single-family homes (not apartments) always has lots of street parking. No tenant has ever complained about not finding a parking space out front. In fact, all of the people who have ever lived in this apartment have never used the garage for parking a car. They have all used the garage for some other purpose. Other possible uses for the 250 square foot garage include storage, a workshop, a weight room, a yoga room, a home office, a man cave, or a combination of all of those. There's a door that goes directly from the unit to the garage. You don't have to go outside to get into the garage. Using the garage for living space increases your usable living space to 1250 square feet. If you actually use the garage to park your car, the 1000 square foot apartment is still very roomy and well laid out.
My main concern is finding a well-qualified, responsible, and considerate tenant. I'm the owner of the property, not a management company. The people who live here are kind and considerate and they get along. It benefits my tenants and me if everyone here is happy.
