Lease terms

12 month Lease. Security deposit and first month's rent due prior to move-in. Rent is due on the 1st of each month with a grace period through the 7th. A late fee of $100 will be assessed for the rent payments received after the 7th of the month. Tenant is responsible for all utilities, including electric, gas, water, trash, internet, and any other services. No smoking permitted inside the home. Tenant must maintain renters insurance throughout the lease term. Property must be returned in clean condition at move-out. No subletting to Airbnb or VRBO. Lawn care and snow removal are the tenants responsibility. Tenant must promptly report of maintenance issues. All occupants over 18 must apply and be approved. Pets may be considered on a case-by-case basis with landlord approval. Additonal deposits, fees, or pet rent may apply. Background check will be required for all applicants. No evictions in the last 5 years.
