Lease terms

Rent: The monthly rent for the townhome is $4,326.00, payable on the first of every month. Late payments will incur a fee of $50.00. Security Deposit: A security deposit of $4,300.00 is due upon signing of the lease. This deposit will be held in a separate account and returned to the tenant at the end of the lease, provided there is no damage beyond normal wear and tear. Lease Term: The lease term is for 12 months. Utilities: The tenant is responsible for all utilities, including water, electricity, gas, and internet/cable. Landlord pays: Trash, yard maintenance, and sprinkler water. Maintenance and Repairs: The tenant is responsible for maintaining the townhome in good condition and promptly reporting any necessary repairs or maintenance needs. Any repairs or maintenance necessary due to tenant negligence or misuse will be the tenant's responsibility. Pets: Strictly No pets Subleasing: Subleasing is not permitted without prior written permission from the landlord. Termination: Either party may terminate the lease with 30 days' written notice prior to the end of the lease term. Occupancy: The townhome is limited to a maximum of 4 occupants. Additional occupants may only be added with prior written permission from the landlord. Alterations: No alterations to the townhome are permitted without prior written permission from the landlord. The property owner is a licensed real estate broker in the State of Colorado.
