Lease terms

DO NOT DISTURB CURRENT TENANT. TOURS AVAILABLE AFTER YOU HAVE COMPLETED AN APPLICATION ONLY. Unit will be tentatively available July 10th, pending unit turnover (first months rent and utilities fee to be pro-rated at). 11 month lease required for first year. Water, electrical, sewage, garbage, pest, and yard maintenance are included under a flat fee of $125 per month. Internet to be paid by tenant. Pest and landscaping services will need access to the exterior areas on a monthly basis. RENTAL QUALIFICATIONS: This rental is for ONE PERSON ONLY due to utility and parking limitations. This is strictly a SMOKE FREE PROPERTY. Renter Liability Insurance is required. Tenants must have a verifiable and consistent income of approximately three (3) times the monthly rental rate. Co-signers are not permitted, you must be able to pay the rent independently. Applicant must have positive credit history, no prior evictions, no current bankruptcy proceedings. Criminal history will be reviewed and considered. Must have a POSITIVE rental history with proof of past rent payments or POSITIVE history of mortgage payments and positive references. Tenant must have the ability to pay for rent through tenant portal or check. Signing up for auto pay is highly encouraged; exceptions will not be made for late rental payment penalties. NO ANIMALS allowed. The strict legal definition of a service animal is not the same as an emotional support animal. DOCUMENTATION WILL BE REQUIRED AND RE-VERIFIED AT EVERY EXPERATION DATE FOR ANY ANIMAL REQUIRING THESE STRICT DESIGNATIONS TO BE ALLOWED ON THE PREMESES. Attempts to submit fraudulent paperwork regarding service animals or emotional support animals WILL result in a denied application or eviction filing.
