Lease Term: The minimum lease term is 12 months. Hawaii GE tax:4.712% Occupancy: The monthly rent covers up to 4 tenants. Additional tenants are allowed up to a maximum of 6 tenants total. An extra charge of $200 per month will apply for each tenant beyond the initial 4. Pets: No pets are allowed. One-Time Fees: A one-time deep cleaning fee of $390 if needed. Utilities and Inclusions: The monthly rent includes water, sewer, three split air conditioning units (two bedrooms and living room), WiFi, furniture, and all appliances. Tenants are responsible for: The electricity bill (solar panels cover most usage, so the bill is typically low). Any portion of the monthly water and sewer bill that exceeds $300. Noise and Conduct: Tenants must maintain proper behavior and show common courtesy at all times. Quiet hours are strictly observed from 10:00 PM to 8:00 AM. No parties or events are permitted inside or outside the property. Loud music, disruptive noise, or offensive sounds are prohibited. The Landlord may terminate the lease immediately if complaints are received from neighbors. Smoking: Smoking is strictly prohibited inside the house. Tenants are responsible for the full replacement cost of any furniture or appliances that are damaged, not in working condition, or not returned at the end of the tenancy. Behavior and Termination: The rental agreement may be terminated immediately if the Tenant's public or private behavior is found to be disruptive, threatening, or endangers the property, residents, or neighborhood. Prohibited Activities: No drug use or drug-related activities (including dealing) are permitted on the premises. Any suspicion of drug activity will result in immediate lease termination. Drunken or disorderly conduct is not allowed on the premises.
