Lease terms

Lease Term: The minimum lease term is 12 months. Hawaii GE tax:4.712% Occupancy: The monthly rent covers up to 2 tenants. Pets: No pets are allowed. One-Time Fees: A one-time move in deep cleaning fee with pest control $290 if it's needed. Utilities and Inclusions: The monthly rent includes AC water, sewer, WiFi, furniture, and all appliances. Tenants are responsible for: The electricity bill(solar panels cover most usage, so the bill is typically low). Any portion of the monthly water and sewer bill that exceeds $300. Noise and Conduct: Tenants must maintain proper behavior and show common courtesy at all times. Quiet hours are strictly observed from 10:00 PM to 8:00 AM. No parties or events are permitted inside or outside the property. Loud music, disruptive noise, or offensive sounds are prohibited. Smoking: Smoking is strictly prohibited inside the house. This includes cigarettes, cannabis, cigars, pipes, e-cigarettes, and all other forms of smoking. Guests: Guests may not stay longer than seven (7) consecutive days without the Landlord's prior written approval. Any guest staying beyond 7 days will be charged $20 per day or $300 per month per guest. Maintenance and Repairs: Tenants are responsible for ordinary maintenance, including replacing light bulbs, toilet parts, water filters, etc. Tenants are fully responsible for: Repairing any stoppage or damage to plumbing fixtures or lines. Any damage caused by the Tenant, their family members, or guests. Replacing batteries in smoke alarms as needed and ensuring all smoke alarms remain in working order at all times. Immediately notifying the Landlord if any smoke alarm becomes defective. Tenants must properly use and maintain all furniture, AC, appliances, electrical, and plumbing fixtures. Tenants are responsible for the full replacement cost of any furniture or appliances that are damaged, not in working condition, or not returned at the end of the tenancy. Behavior and Termination: The rental agreement may be terminated immediately if the Tenant's public or private behavior is found to be disruptive, threatening, or endangers the property, residents, or neighborhood. Prohibited Activities: No drug use or drug-related activities (including dealing) are permitted on the premises. Any suspicion of drug activity will result in immediate lease termination. Drunken or disorderly conduct is not allowed on the premises.
