Lease terms

First month's rent and security deposit due at signing. The lease will be on a month to month basis. Keys to the property will be issued at signing. Renter is responsible for making their own copies. If keys are lost, $10 will be charged for every key issued. Total rent does not include the cost of renting the detached garage. If renters chooses to rent the garage, it will be an extra $100 a month accrued to the rent every month. Owner is responsible for mowing the lawn and landscaping. Owner is responsible for cleaning the gutters. Renters are responsible for snow removal. Renter is responsible for switching over ComEd and Nicor Gas to their name after signing the lease. Renter is required to notify the owner 30 days in advance if they choose to move out. There is no smoking allowed of any kind (cigarettes, vaping, cannabis) anywhere in the property or in the garage. Any person(s) who are not listed on the lease cannot stay overnight for more than 10 consecutive days without notifying the owner. After 10 consecutive days, the renter will be issued a warning. If the renter doesn't resolve the issue, they will forfeit their security deposit and be asked to leave. Subletting is prohibited. If the renter doesn't resolve the issue, their security deposit will be forfeited and will be asked to move.
