Residential Lease Agreement Terms 1. The Premises Description: A 1-bedroom, 1-bathroom downstairs unit consisting of approximately 800 square feet of indoor living space, plus approximately 300 square feet of designated outdoor space. Location: 341 South Church Street, Grass Valley, CA 95945. Access Note: The tenant acknowledges that the unit requires the use of stairs for access. 2. Lease Term Type: Month-to-Month Duration: This agreement begins on [Insert Start Date] and continues on a month-to-month basis until terminated by either the Landlord or the Tenant with proper written notice as required by California law. 3. Rent & Escalation Schedule Current Base Rent: $1,400.00 per month, due on the [Insert Day, e.g., 1st] of each month. Scheduled Rent Increases: Effective October 1, 2026, the monthly rent will increase to $1,420.00. Effective October 1st of each subsequent year, the monthly rent will automatically increase by an additional $20.00 per month. Payment Methods: Rent may be paid via cash, PayPal, Venmo, or direct electronic bank transfer. 4. Security Deposit Amount on File: $1,400.00 (Received) Terms: This deposit is held to cover any damages to the Premises, unpaid rent, or necessary cleaning beyond normal wear and tear upon move-out. 5. Utilities & Services Tenant Responsibility: Tenant is responsible for setting up and paying for their own Pacific Gas and Electric (PG&E) account for the unit. Landlord Responsibility: Landlord will provide and pay for internet, trash collection, water, and sewer services. 6. Parking Street Parking Only: No driveway or off-street parking is provided with this unit. Parking is strictly limited to available public street parking, which the Tenant may utilize subject to all local Grass Valley city parking ordinances and restrictions. 7. Laundry Facilities Not Included: There are no laundry facilities (washer or dryer) provided within the unit or on the property. Tenant is responsible for utilizing off-site laundry facilities at their own expense. The installation or use of portable washing machines or dryers inside the unit is strictly prohibited due to plumbing and structural limits. 8. Pet Agreement and Liability Permitted Pets: Landlord grants a one-time, conditional exception for the Tenant to keep a maximum of two (2) cats and two (2) dogs on the Premises. No additional, replacement, or visiting pets of any kind are permitted at any time without the prior express written consent of the Landlord. 100% Tenant Liability: Tenant assumes full, absolute, and 100% financial responsibility for any and all damage, destruction, or excessive wear and tear caused by the pets to the interior or exterior of the Premises, including but not limited to flooring, baseboards, walls, doors, screens, landscaping, and the outdoor area. Cleaning and Nuisance: Tenant agrees to immediately pick up and properly dispose of all pet waste. Upon vacating the Premises, Tenant is financially responsible for any necessary professional deep cleaning, deodorizing, and pest/flea treatment required to restore the unit to its original condition. Landlord reserves the right to revoke this pet authorization with proper written notice if the pets become a nuisance, create excessive noise, or pose a threat to the property or others. 9. Strict No-Smoking Policy In accordance with California Civil Code Section 1947.5, the Premises and the entire surrounding property are designated as a strictly 100% smoke-free environment. Smoking, inhaling, exhaling, vaping, or the use of electronic cigarettes (e-cigarettes) involving tobacco, marijuana (cannabis), illegal substances, or any other combustible or vapor-producing substance is strictly prohibited indoors, on the designated outdoor patio space, on the stairways, and anywhere else on the Landlord's property. Any violation of this smoke-free policy constitutes a material breach of this Lease Agreement and shall be considered just cause for immediate termination of the tenancy. 10. Tenant Maintenance of Exterior Areas Tenant is granted the exclusive use of the approximately 300-square-foot outdoor space and the access stairway leading from the gate to the unit. Tenant is solely responsible for the regular upkeep, routine maintenance, and cleanliness of these designated areas. Tenant agrees to keep the outdoor space and the entirety of the stairway completely clear of trash, personal debris, storage items, pet waste, and tripping hazards at all times to ensure safe passage and a well-maintained appearance.
