Lease Term: This lease shall begin on June 1, 2026 and end on July 31, 2026. Subject to availability and mutual agreement between Landlord and Tenant, the lease may be extended on a week-to-week basis for part or all of August 2026. Any weekly extension rent shall be prorated based on the agreed monthly rental amount. Utilities: Standard utilities, including electricity, water, internet, trash service, and routine pool maintenance, are included in the rental rate. Tenant agrees to use utilities responsibly and report any maintenance concerns promptly. Please do not set the thermostat below 70 when cooling the home. Plant Care: Tenant agrees to reasonably care for the potted plants located on the patio and pool areas during the lease term. The larger outdoor pots, including seasonal annuals, should be watered approximately every other day during hot or dry weather unless there has been sufficient rainfall. Smaller potted plants located on the back table should be watered on a similar schedule. Landlord understands that occasional plant loss may occur despite reasonable care and does not expect professional horticultural maintenance - only routine watering and basic attention during occupancy. Pool Service: Regular pool cleaning and maintenance service will continue during Tenant's stay. Tenant agrees to allow reasonable access to the pool area for scheduled service visits. Use of Property and Pool: No smoking or vaping is permitted anywhere inside the home. No parties, large gatherings, or events are permitted on the property without prior written approval from Landlord. Tenant is responsible for the conduct and supervision of all guests during the lease term. Overnight guests beyond those listed on the lease should be discussed with Landlord in advance. The swimming pool is used at Tenant's and guests' own risk. Tenant agrees to supervise all children at all times while using the pool area. Any parent or legal guardian of minors using the pool must sign the Landlord's pool waiver prior to pool use.
