Additional terms: -- Move in date is flexible. -- Online applications only. -- Please note: we DO NOT accept comprehensive reusable (portable) tenant screening reports. -- Applications for residents aged 18 and older are required. -- Processing fee of $40 per applicant will be paid directly to the screening agency for credit report and background -- Copy of government issued photo ID and proof of income must be submitted for your application to be considered complete. -- Must have good and verifiable rental history and a credit history of 700 or higher -- Household income must be 2.5x the monthly rent -- Upon approval, a signed Agreement to Enter into Lease and deposit to hold equal to one month's rent via cashier's check must be delivered within 48 hours. These funds will convert to your security deposit upon occupancy and completion of the property condition checklist. -- 1st month's rent and any applicable fees are due at lease signing via cashier's check. -- Last month's rent is due in 2 equal payments with your rent payments for months 2 and 3. -- Tenant is responsible for all utilities (electricity, natural gas, water and sewer), garbage/recycling/yard waste service and lawn care. -- Renter's insurance is required. -- No smoking allowed. -- No pets allowed. -- In accordance with state and federal law, we welcome qualified tenants without regard to race or color, national origin, creed, sex, marital status, sexual orientation or gender identity, families with children, veteran/military status, immigration or citizenship status, the presence of any sensory, mental, or physical actual disability or perceived disability, use of a service animal, HIV/AIDS or Hepatitis C status, and state employee whistle-blower.
