1. Lease Duration Term: The lease shall be a fixed-term tenancy of at least 12 months (1 year). Renewal: Upon expiration, the lease may be renewed upon mutual written agreement, or it will automatically convert to a month-to-month tenancy unless either party provides a 30-day written notice of termination or intent to move out. 2. Approved Pets: The only acceptable pets are small, strictly aquatic fish (kept in properly maintained tanks of 20 gallons or less) and non-venomous, caged lizards (such as geckos or bearded dragons). Liability: The tenant is fully liable for any damages (e.g., water damage from aquariums, odors, or property damage) caused by approved pets. 3. Smoking Policy Smoke-Free Premises: Smoking or vaping of any substance including but not limited to tobacco, cannabis, or e-cigarettes is strictly prohibited anywhere inside the property, including the garage. Enforcement: The tenant is responsible for ensuring that all household members and guests adhere to this policy . Any violation will result in a penalty and/or immediate lease termination . 4. Parking Policy Designated Areas: Tenant vehicles must be parked exclusively in the designated garage or on the driveway. Restrictions: No parking is permitted on the lawn, sidewalk, or street. Prohibited Vehicles: Inoperable or unregistered vehicles, commercial trucks, and trailers are not permitted on the property without prior written consent. 5. Tenant Maintenance Responsibilities To ensure the property remains in excellent condition, the tenant agrees to standard maintenance duties, which include: Routine Upkeep: Keeping the home clean, sanitary, and free of trash or debris . Yard Care: Mowing the lawn, trimming bushes, and keeping the driveway free of debris and fallen leaves. Filter Replacements: Changing HVAC filters to maintain system efficiency. Plumbing Care: Disposing of only standard waste and paper in toilets. The tenant is responsible for the cost of clearing blockages caused by improper disposal of hygiene products, grease, or foreign objects. Reporting Issues: Promptly notifying the landlord or property management platform in writing of any structural, plumbing, or electrical issues to prevent further damage. Trash Management: Placing all garbage in proper receptacles and ensuring bins are moved to the curb on designated pick-up days and returned after collection
