Lease Terms & Additional Information * Monthly Rent: $2,400 * Security Deposit: Starting at $1,500 (subject to screening and rental qualifications) * Minimum Lease Term: 12 Months * Application Fee: Required for all applicants age 18 and older * Background, Credit, Criminal, Eviction, and Rental History Screening Required * Verifiable Income Required * Housing Choice Voucher / HUD Voucher Holders Encouraged to Apply Resident Responsibilities * Tenant is responsible for all utilities, including electricity, water, gas (if applicable), internet, cable, and any other utility services. * Tenant is responsible for maintaining the property in a clean, sanitary, and safe condition throughout the lease term. * Tenant must promptly report maintenance concerns to the landlord to prevent further damage. * Tenant is responsible for replacing HVAC filters as directed and maintaining reasonable thermostat settings. * Lawn care and landscaping responsibilities will be outlined in the lease agreement. Property Rules * No Smoking or Vaping inside the home. * No Pets. * No Illegal Drug Use or Criminal Activity. * No Subleasing, Short-Term Rentals, or Unauthorized Occupants. * No business operations that violate local zoning ordinances or disturb neighboring properties. * Tenant shall not make alterations, install fixtures, paint, or modify the property without written approval from the landlord. Insurance Requirements * Renters Insurance is required for the duration of the lease. * Proof of active renters insurance must be provided prior to move-in and maintained throughout tenancy. Property Condition & Damages * A detailed move-in inspection will be completed and documented prior to occupancy. * Tenant is responsible for any damage caused by the tenant, household members, guests, or invitees beyond normal wear and tear. * Excessive, intentional, negligent, or egregious damage to the property will be repaired at the tenant's expense and may result in additional charges beyond the security deposit. Move-In Requirements Prior to receiving keys, approved tenants must provide: * First Month's Rent * Security Deposit * Proof of Renters Insurance * Signed Lease Agreement * Valid Government-Issued Identification This home is intended to provide a safe, clean, and well-maintained living environment for responsible residents who will care for the property as their home.
