Additional Lease Terms: Lease Term: The lease is for a fixed term of 12 months (preferred) or 6 months (minimum). The exact start and end dates will be clearly stated in the lease agreement. Smoking Policy: No smoking of any kind (including e-cigarettes and vaping) is permitted inside the house. Smoking outdoors is allowed only at a reasonable distance from all entrances. Parking Policy: Parking spaces are available within the community but are not free a parking fee applies (please contact for current rate). No garage is provided; all spaces are unreserved and available on a first-come, first-served basis. Pet Policy: No pets are allowed under any circumstances. This rule is strictly enforced. Tenant Maintenance Responsibilities: All tenants are expected to keep shared common areas (kitchen, living room, half bath, laundry area) clean and tidy on a daily basis. A rotating cleaning schedule (duty roster) will be arranged among tenants to ensure regular cleaning of these shared spaces. Tenants are responsible for routine cleaning and minor maintenance of shared appliances (refrigerator, stove, microwave, dishwasher, washer, dryer). This includes wiping down surfaces, removing food debris, and reporting any issues promptly. Any damage to appliances, furniture, or the property caused by tenant negligence or misuse will be the tenant's responsibility and may result in repair or replacement charges at the tenant's own expense. Landlord Maintenance Responsibilities: The landlord will arrange for a professional deep cleaning of all shared common areas once every quarter (every 3 months). The landlord also covers major structural repairs and appliance breakdowns resulting from normal wear and tear (not caused by tenant misuse).
