Lease terms

1. Utilities Tenant Pays All Utilities "Tenant shall be responsible for payment of all utilities, including but not limited to electricity, gas, water, sewer, trash, internet, and cable, etc. 2. No Smoking No Smoking Policy "Smoking of any kind, including cigarettes, cigars, vapes, or marijuana, is strictly prohibited inside the property, including enclosed garages. Smoking is only permitted in designated outdoor areas if applicable." 3. Maintenance Responsibilities Tenant Maintenance Responsibilities "Tenant shall maintain the premises in a clean and sanitary condition. Tenant shall be responsible for replacing light bulbs, HVAC filters, batteries in smoke detectors, and reporting any necessary repairs in a timely manner." Landlord Maintenance Responsibilities "Landlord shall be responsible for structural repairs and major systems, including HVAC, electrical, plumbing, and roof, unless damage is due to tenant negligence." 4. Pest Control "Landlord is responsible for routine pest control and addressing infestations present at move-in or structural issues contributing to pest problems." 5. Occupancy Limits "No more than seven [7] persons may occupy the premises without prior written consent of the Landlord, in accordance with Texas law." 6. Pet Policy "Tenant may keep [type/breed/size limit] upon payment of a non-refundable pet fee of $375 and monthly pet rent of $25." Only certain animals allowed: Dogs/cats only; no exotic pets (snakes, ferrets, etc.) Weight limits: e.g., under 50 lbs Breed restrictions: No aggressive or insurance-restricted breeds (e.g., Pit Bulls, Rottweilers) Require vet records, vaccinations, and renter's insurance 7. Renter's Insurance "Tenant shall maintain renter's insurance with a minimum liability coverage of $100,000 and provide proof to the Landlord upon lease signing and renewal." 8. Lawn and Landscaping "Landlord is responsible for mowing, edging, watering, and general upkeep of the lawn and landscaping, unless otherwise agreed in writing." 9. Alterations "Tenant shall not make any alterations, additions, or improvements to the property (including painting or installing fixtures) without the written consent of the Landlord." 10. Right of Entry "Landlord may enter the premises with at least 24 hours' notice for inspections, repairs, or showings, except in emergencies."
